How to JV as a newbie

Hi all,

I am relatively new to the real estate investment scene. Being that I don't have any money or credit how do I joint venture with someone to do a deal??

I have connections to private funding and they are willing to invest into real estate deals that make sense right away. However as a JV with no direct money to the table and no credit to leverage for the deal.

What kind of value can I provide as a JV given that the other partner would either like to manage this deal himself or outsource at 10%. Since this particular deal is in PA and we both live in NY.
