Considering house hacking with manufactured homes

We’re located in an area that has lots of undeveloped land that is currently being built up. We love the idea of house hacking and buying a duplex and living in one while renting out the other (helping us to live there close to free). But our area does not have these types of properties available. We’re considering buying some land, and placing two manufactured homes on the land and living in one while renting one out to effectively still house hack. These are not typical trailers, but 1600 sqft 3 bedroom/2 bath houses. We’re new to investing and just starting out, what things should we be aware of when making this decision?
