Does a Trustee have to be physically present to sign at closing?

Or can a Land Trust be signed prior to closing by the Trustee?

So if you were my Trustee, i’d just email you the trust agreement, you sign it then email it back? Then i can close the deal without you physically at closing?

All of mine were sent through attorney's and I took them to be notarized when I signed.  Email does not work with notaries.  Mail, UPS, FedEx, or driver.
