property management contract

I am in talks with a property management company for them to manage my future properties. I asked if they had any knowledge on the market and if they could provide any information that would be useful i.e vacancy rates, rent rates ect. A representative that I have been communicating with via email, told me she would be more then happy to assist. Even went as far as saying she would help me locate potential leads for buy and hold rentals. Only catch is, I have to sign a 3-6 month agreement form. In that form, it states that I need to report back to them on all properties that I come across and that I cannot work with any other agent or I could be hit with a fee. It pretty much states that I am bound to them until the contract is up. Is this normal? All I wanted was a little knowledge of the market and for them to manage my properties for when I obtain them. But this agreement form seemed a bit aggressive. Am I the only one who is questioning this? I'd love to hear feedback!
