1st steps for a newbie

Good morning!

I'm D.ann and I'm finally making my leap into Real estate investing. Looking to flip/rehab and wholesale properties in Houston, TX.

I'm thinking building my investors list should be 1 of my first steps seeing as I'll need funding for the deals.

Any suggestions on my next steps?

Any investors that I can add to my list?

Is a realtor absolutely necessary?
