Renting out our current home - timing of repairs/improvements

We are renting out our personal condo soon as we are moving out of state for at least 3 years.  There are some minor repairs/improvements we are hoping to do to the place before renting and I am a bit confused in regards to the timing of all this, if we are to have a lease start 4/22, when can we do work on the place and still deduct/depreciate?

  • - Start of the lease date 4/22
  • - Start of the year 2020
  • - When it is no longer our primary residence (when we move out)

    I was planning on moving out a couple weeks before 4/10 or so, and using the time in between to paint, possibly replace a dishwasher, polish concrete floors ($3600).  I may do some of it myself while living in it, but this will depend on the answers above. 


    My first time doing this and really appreciate help!
