Average Closing and Carrying cost in California

Hello, I am a new wholesaler in the California area. I have a deal that I am working on. However, I am not sure if I am off on the numbers. For those who flip. What is the average closing cost and carrying cost in Southern California? I am using 9% for closing costs and 6% for carrying costs currently. Is this a good approximation? Also, what is the expected or desired profit from a wholesaler in this area? I am currently using desired profit for the flipper to be 20%. Is this correct? Thank you for your help.
