Looking for syndication investment advice.

Long story short I have 250k I’d like to invest in real estate. I live in Vermont and I’m less than thrilled with owning rental units here. I’m looking into house Hacking A duplex and then investing 150k in syndication deals. Who has had some great or maybe not so great experiences with syndicators?   what have been your returns? Have they been what you were told? Thank you in advance for your feedback.

I'm a syndicator and I also invest in syndications. I've had both great and okay experiences as an investor. I know others who have been caught in Ponzi schemes. The biggest mistake seems to be that they didn't do due diligence on the sponsor. They got caught up in excitement and didn't step back and research the sponsor, talk to any of their past investors, or dig into the market for themselves.

I'd suggest you also look into the tax situation for syndication investors. Most of the deals I see have a cost segregation study done and pass depreciation on to investors, so that could be an additional benefit for you.
