What should I expect from my contractor?

I'm about to close on my first BRRR deal in a couple of weeks and in working with my contractor my expectation around the SOW that they provide to me is very different from what they were expecting to provide. What is normal in this situation, as I need to level set my expectations? I'm working off of the J Scott templates and I'm looking for something detailed and itemized. Those with experience, please help! Thanks!
