Best book for a beginner to read for flipping properties

Good evening everyone,

I am a small time real estate investor from NJ. My buddy and I are beginning to educate ourselves on doing our first flip.

What's your most recommended book? We rennovated the SFH that we are currently living and thats the only experience we have so far.

We want to try our hand at flipping to gain wealth and begin scaling at a slightly quicker level.

Also please offer any tips or suggestions for this newbie.
