Looking at my first Property

I'm going to look at my first property. It's an informal meeting with an acquaintance who has a large commercial building with multiple long term tenants. My focus is to find out gross rents, asking price, and major capital expenditures in the short and long term. What are some good questions to ask and things to look for while on the property?

Make sure to find out information about the types of leases that are in place, are they NNN? Or are there other expenses the owner would have to pay (utilities, dumpster, common area maintenance, etc....) How long do the leases have in them, and are there increases built into the leases? Just a few ideas. Good Luck! Aaron
