Newbie in Las Vegas looking for guidance

Hi! I’m a newbie in Las Vegas looking to add to my RE portfolio. I currently own a home and am trying to add a second house to add to my portfolio. A couple questions:

1. What area do you all suggest? My budget is $300k

2. I’m having trouble with loans since I still have a mortgage with my current home. Any suggestions on how to get around that?

Have you considered moving into the new home in Vegas and renting out your current residence? If you get a lease signed on your current home in advance then it’s much easier to qualify for another loan because they can include that lease in your income. Not to mention you can get better financing on your new home as a personal residence.
