Title company VS Closing Attorney
When wholesaling deals, would you suggest using a title company or closing attorney? Why? Which do you feel gives more protection?

I sell in WV, VA and MD. In WV settlement attorneys are required but in the other states they are not. My experience with title companies is that you typically get good service if you are closing at their office, if you close elsewhere with a notary they aren't allowed to answer any questions about the docs, etc... On the other hand with our local closing attorneys they will answer title and legal questions, so in my opinion it is much better to use a settlement attorney if you have the choice.
