Where is the best place to find multi-family financing?

My father and I are brand new to real estate investing and need some help with multi-family financing. We are currently trying to get financed for our first multi-family complex (8-Plex). We were approved for financing, but the interest rate and down payment were not feasible and financially did not make sense. We were told the interest rate and the down payment was so high was because it was our first investment and that the complex was outside of city limits, in "the country." The complex is 5-10 minutes outside the city limits of the nearest town. If we could get any information regarding the best place to find multi-family financing we would very much appreciate it.
