Buying Property with Partners

Hey all! I'm looking to purchase my first investment property with a few partners. I was wondering what the best way to do this would be. I know for most investment purchase banks require 20% down. But to get around that two of the partners would be willing to live in the property so we could put 3% down because it would be their residence then we would rent out the other units. We are looking at tri-plexes or a 4-unit property. Any advice or guidance you could give would be greatly appreciated! Thank you and happy investing!
