First Rehab- Expensive bids for roof in West Michigan

Hi Everyone, 

I finally found a great deal, purchased and am fixing up the property. It is an older (late 1800s) brick building with an addition totaling nearly 3,000 sq ft. The main problem I am having at this point is that the roof needs attention and every quote I get for the job is over 20k for a shingled roof. The roof does have cedar shake underneath the existing standing seam steel roof so it needs re-decked (an extra 5k, sure) but still, the prices are significantly higher than I expected. I have tried to get bids from individual contractors and corporate contractor companies to try and get an idea of the spread of pricing over different tier vendors, but no luck finding investor friendly options. 

Am I just in denial over having to pay so much? I am forced to go get financing just to get the roof put on. Should I accept this as reasonable and pay 26k for what I am sure will be a professionally done roof job or should I keep shopping?
