Investing outside your zip code?

I have yet to dive in, but I am developing my plan right now. One big inhibitor is location. I am 2 hours from Salt Lake - and live in a town of 12,000. I live within 15 minutes of a city of 20,000.... but both these markets seem to be tricky. Does anyone have any experience with buying outside your zip code? Thanks!
