Trouble getting Estate to closing

Hello everyone! I'm hoping someone can help direct me here.

I have a FSBO owner home under contract BUT have not been able to get to closing. The property is owned by the kids and there selling to settle there parents estate. I have had this property under contract for almost 2 months and have gotten nowhere.

First the house it worth 50k in as-is condition and that's the agreed contract price but there is a hospital lien on the property of 110k. This is the issue. The kids want to fight the hospital lien but don't want to hire an attorney. They really have no idea where to start. And they don't seem to have a lot of extra money if you know what I mean.

My real estate agent tells me the house is going to eventually go to short sale and they wont get a penny for it if they continue to do nothing. I have my hands up in the air rite now because I cant tell these people to do and I also don't want to lose the property.

The owners never call with news, I have to call them and the status never seems to change. My closing attorney tells me she cant do anything besides recommend they get an attorney because she works for me and not them.

Does anyone have any suggestions? Thanks
