Newbie question concerning first project- currently in a lease

Hi everyone, new here to real estate investing and the bigger pockets community. 

Here's our situation: We have a chunk of savings (over 70K) that we saved for an original down payment before we were interested in real estate investing. We are in a rental right now until near the end of 2020 but we want to get started ASAP. My wife is very interested in flipping a house in the area. 

We are debating between attempting our first flip before our lease is up, or waiting until the lease is up and buying a multi-family to start renting. 

Thoughts?
