How to turn my passion into a Business

I’ll be closing on my actual first duplex on January 3rd! My fiancé actual bought one in August and I’ve been managing it! (Lawn care /snow removal small maintenance and out source for contractors We had problems right away with gas line, water links, drywall from (water leaks) about 3,000 total! That property brings in 2500 a month ! I really love the managing part even though I took some lumps and brusises I learned a great deal about contractors ,being professional, and being organize not being friend with contractors ,tenants etc my question is how to turn my passion into a company. I do want to keep buying properties and im going to school for HVAC . How can i tie property managing and HVAC/lawncare/ snow removal together?
