Can I Buy a Multifamily Property as a Grad Student?

I will be starting grad school in the late summer of 2020 and I'm hoping to buy a 3-4 door multifamily property and live in one of the units. I have about $20,000 saved up to put towards the down payment of an FHA loan, but I was concerned about whether I could secure financing considering I won't have any earned income. Will lenders allow me to use rental income from the other units as income? Would the fact that I'd have student loans - which I would have otherwise used for rent - help in any way? Should I try to secure the funding now while I'm still working full time?

I appreciate any feedback on this.
