How to approach real estate guy?

I think I have a fantastic idea for a new retail development. Nothing ambitious...entire property is 0.75 acres.

There’s a real estate developer in the area that specializes in small retail developments. Don’t know him personally, never met him. 

Can you guys give me some advice on how to present my idea without being taken advantage of? 

What would be a fair partnership agreement?

I don’t think it’s gonna go well if I ask him to sign CA/NDA. I’m a young professional (few years out of college) that’s been interested in real estate investing since high school. Don’t have a lot of money (darn student loans!) so need help with everything, from earnest money to enviro/legal to down payment.
