Washington DC native aiming to house hack in greater Chicago area

For context, I am a 26 year old finance professional aiming to move for work to Chicago. Would be my 1st home; looking for 2-3 unit multi family, single family or townhome. Im looking in the city along with those neighborhood e.g Dolton, Lansing, Calumet city etc. Aiming to move within the next 2 years.

The asks: 1.) What cities/neighborhoods are my best options and 2.) What financing options are available for myself (credit score just over 700)?
