Refinancing Student Loans: Will it hurt my ability to qualify?

I am looking to purchase a rental property to househack in the next 6-8 months, but have long wanted to refinance my student loans because the current rate on them is way higher than I'd like them to be. 

I'm close to pulling the trigger on a refinance, but my concern is that I will have problems qualifying for an FHA loan if I do so.

Does anyone have experience/thoughts on this? Any advice would be much appreciated!
