Buy & Hold or BRRRR Investors in N. Indiana/ SW Michigan/ IL

Does anyone know of a specific area for investing (BRRRR or hold) in northern Indiana, southwest Michigan, or even Illinois Chicago suburbs (my home)? Would love to chat with anyone experienced with buy & hold or BRRRR in these areas. Looking for single family homes with the below criteria:

  1. 3 bed 1+ bath, ~1000 square feet (or a 2 bed with enough square feet to potentially add 1 bedroom)
  2. Year Built:1960+, School ratings: 5+
  3. Discount purchase price: Repair needed but not a complete flip, ideally looking to buy at ~10% discount off fair market value.
  4. Purchase price anywhere from $75K-$150K
  5. Cash flow $100-$300 monthly 
  6. Open to duplex/foreclosure/partnership opportunities as well, solid cash flow is my main goal starting out (first time investor here)
