Using construction background in a partnership

If you were from a construction background with an associates in construction management, how would you approach a partnership? Being in construction my entire life I am confident I can complete the majority of work in a house flip or rental property. I want to begin my first deal but am not sure how to approach a potential partner. What would you do in this situation and if you have experienced this I would love to here how the partnership went.
