(Another) Potential First Deal

Here is what I am considering for my 1st deal:

$63k purchase price for a duplex
Rents are $550 each unit + utilities
RE Taxes are $1,517 per year

Here is what I underwrote:
20% down
6% fully amortizing 30 year loan
(P&I of $297)
Repairs: $50 per month (reserve)
Trash: $30 per month
Insurance $150 per month
Travel: $60 per month (2 trips)
Contingency: $50 per month

Total operating expenses: Including RE Taxes of $511

Total Income less 10% vacancy: $11,880
Total Expenses of: $6,137

NOI of $5,743

Debt Service of: $3,569

Cash flow: $2,174 or $181 per month

Is there anything I am missing?

I also included $1,500 in years 2,3,4 in my 5 year analysis to account for capital expenditures.
