My first investment property. TIPS

I want to start by saying this is my first rodeo in an investment property. I want to know if paying all cash is the only way to cash flow in a multi property investment or can I still make passive income putting 20 percent down ? I understand that if numbers work it doesn’t really matter but ideally I would like to know what how much money would I need to save in order to flip and hold a property . Any feedback is greatly appreciated!
