Where's all the investors at?

I am willing and ready to dedicate my time and talents to focusing on investing in real estate and managing properties. I am working on a second VA loan and it can be a daunting process with steady consistent work yet trying to escape the daunting hours of being a full time truck driver, even though I have a masters degree. I manage my property with care and caution yet am trying to seek the next deal to make something work so my wife and I can move on to our next project and upgraded house.

I am able to seek and find deals that can produce great results and returns as well as manage properties for buy/holds. I have done cold calling and sought many methods of finding deals. I have been successful in this endeavor although it is very difficult yet extremely reluctant to give up large amount of money due to the fact that I work so hard for every penny I earn. 

I have also recently refinanced unfortunately I don't think I get a good deal at all, I am a little uneducated and inexperienced in this area and believe I was taken advantage of. I don't believe I am soliciting for investors or mentors but asking some serious questions I apologize if this sounds more like a rant than a question.
