Working on 1st Deal(SFH with 3 seperate units)

I got a couple of questions. I'm working with someone that's trying to wholesale a property. Its actually in a decent section of Baltimore. 1. The property is zoned as a SFH home. The last owner divided the property into 3 separate units. Its a very big home that needs a lot of work. The wholesaler says he's gotten a few estimates in the 60k-80k range. After walking the property I believe its going to need almost twice that. Should I ignore all his numbers and simply go with my own calculations? Im in the process of getting my own contractor to the site. 2. Same issue with ARV. He said 60k would be good enough to get the house liveable. Resulting in a 230k ARV. (Asking price is 87,500) But im not really looking to just do the minimum. Also when I run the comps in the area. The comps that are truly comparable are in the 285-313k range.(close in beds, baths, square footage, style and age) If MY numbers panned out would it be smart move to forward with the deal?
