Thinking about making my primary residence into a rental property

I purchased my house at 170k which essentially left me with no equity. I’ve been wanting to start investing in real estate but don’t know if I can get another mortgage since I currently owe 160k on my mortgage. Should I sell or should I rent?

I’ve thought about maybe renting my current house and buying a duplex or triplex.
