How to provide “value” to an investor when bringing them a deal?

Curious to know what’s the best way to provide value to a potential investor when bringing them a deal?

I'm new to REI but I learned if you show him or her a good property with great potential income, and the numbers make, you can find a partner willing to fund your deal.

But, I’m assuming to get equity in the deal, you have to provide some sort of value in addition to just finding the opportunity. For example, handle PM, have expertise is rehab, ETC.

Would love to get some insight from investors out there to see if this is necessary?

If someone like me hustles and find a deal, what are you looking for in me and in the deal to say yes????
