Closing first deal soon, Need advice, please!
I'm in minot North Dakota and I'm looking and fixing up a property and using it as a rental. Any tips or tricks for me ?

You make your money when you buy. Minot is a buyer's market right now so take your time but hurry up. Lot's of low lying fruit from the tree so you just as well take you time to calculate all your numbers a couple times and run it through local references at your bank. Purchase for cash flow because property value appreciation is probably 8 to 10 years away in the rental market
