New to Real Estate- 30k saved cash- don't know what to do with it

Hello everyone. I'm new to real estate investing. I have my Realtor license and I'm not too excited about selling. I have about $30,000 saved in my bank account and I'm looking to get involved in real estate investing. Any ideas or tips to get started? Thanks for all your input and suggestions in advance!
