New Real Estate Investor Looking for Advice

Hello,

I am new to BP and to real estate investing. I bought my first investment property (duplex) in Kansas City this September and am looking to add to my portfolio with more multifamily. I have found two duplexes that could be a good deal but do not have the cash on hand for the down payment. I am planning on living in half of one and looking into hard money lending and talking with other individuals that have expressed interest in real estate investing to help finance the other. My plan is to approach potential investors with the BP Calc. PDF's of the deal I did with my current property and BP Calc. PDF's of the potential properties. Is this a good approach or could I get any suggestions? Also are there other loan options other than the FHA for the one I would live in and conventional to finance the other? Has anyone had experience with the groups BP is advertising for?
