Flipping in the Pocatello, ID market
Hey all, to keep it short, I've been saving capital and educating myself on flips and buy and holds over the past couple years. I'm at a point where I've got a decent amount of capital to put into real estate. The market in my small town isn't the greatest at the moment. Looking at the Pocatello market (about an hour north of me) has got my interest. Seems like there may be some potential in this area. Is there anybody doing this successfully in this market at the moment? Would love to connect and network with anybody out there. I'm sitting in a pretty rare situation where I have time AND capital as I own my own businesses and am in a situation to hit the ground running. Just looking for someone to talk with about the market and potentially create a team to get started.

@Chaz Spackman Don is the pro in this market (and Idaho Falls) experience-wise but my short experience is not good with area wholesalers. The 2 wholesale deals I looked at last spring were offered high enough that neither sold. There is a lot of activity in Pocatello, as Don said, and my wife and I have only found success (by our standards) in multi-family in need of rehab, which we enjoy. Prices can be low for SFHs, but as you pointed out, selling prices aren't high enough to guarantee profits. Better market than Preston and Logan though, which is why we turned to Pocatello as well.
