Wholesaling question - Seriously, no sales-gimmick seminar . . .

Hi all!

Sorry for being so crass in the title. Just tired of all of the sales hooks to buy into seminars that will "give me my financial freedom". Appreciate it, willing to hustle, but I'm not paying for a massive subscription to for pep speaches. Just learning and ready to hustle. 

I am literally just looking for the steps to wholesaling. 

Here's what I've gathered so far:

1. Contact property, do walk through. 2. Calculate offer. 3. Have them sign contract. 4. Take them to title and open escrow with your EMD. 6. Set time for property walk-through for potential buyers, do it. 7. Find buyer. 8. Get them to agree to your assignment fee. 9. Have them put their EMD. 10. Set closing date. 11. Have them close.

Did I get anything wrong? Anything out of order? Any steps I'm missing? Any suggestions? Any good online videos with actual content that isn't trying to sell me?
