Where to/What to invest in south bay area?

Hi there!

I am a new investor and planning to do my first purchase in the bay area, but how can I find the best deals? So far no luck and little overwhelming. Wondering with the following questions - 

1. Where do people in bay area invest?
2. What type of properties do people here purchase in the bay area for investment?
3. What is the rule followed for a quick assessment? 50% rule? 30% rule?
4. Does house hacking work in the bay area where the mortgage is completely taken care of by tenants? If not what % at the least?

Personally, I am looking for house hacking opportunities but still seems like a lot goes out of my pocket. Any help/support in getting me started is highly appreciated. Thanks.
