Inherited Undeveloped Land

My biological dad left me 5 acres in deep woods of Oklahoma undeveloped. It is sentimental because it's the only thing I have to show that he may have loved me (probably not though). It's not worth much - at most 10k - MAYBE 15k. We were approached by a man who purchased the land next to ours (12 acres for 10k) who wants to buy my land because his newly purchased land is not flat enough to put the cabin where he wants to build it (for his adopted daughter). So he thinks a bit of his new cabin will encroach on my property so he is offering to purchase it. I don't want to sell the whole property. He is a custom builder, so I am thinking he may be able to build me a cabin alongside his daughter's cabin for a much less expensive price. I have not negotiated with this person at all yet - but he showed up to my mom's place of business so I know he is very serious.

How should I negotiate this? Another option would be to negotiate an RV hookup site. I would probably rent out the RV site or cabin - whichever we negotiate. Which would be a better lease? What are your ideas? I am attaching a picture of the land. Mine is the yellow and his is the blue. It is heavily wooded, rocky, and has slops, but great hunting and somewhat secluded - by Lequire OK, not too far from a Choctaw Casino.

We currently live 3 1/2 hours away from the land.
