I am not invested in anything yet so I don't know how valuable my recommendation is. But if you look, Houston is expanding west and west only. Can't go south into the gulf, can't go North into the Woodlands, East is okay but lets face it, it gets swampy in certain areas. West of Houston in Katy, Richmond / Rosenberg, Cypress area is where I am always studying the market at. Pretty much anywhere along The grand Parkway (99) is good. I recently heard on one of the podcasts to look in places that are building new shopping centers, Starbucks, chick-fil-a's, as those commercial investors have already done the research.. they know whats coming.

If you aren't looking to purchase somewhere in a newer area, I recommend the Sugar Land area. it's expensive but if you look closer to Stafford / Missouri city I think you would be surprised what's out there. 59 is a quick route to downtown from Sugar Land. About 30 minutes with no traffic and traffic seems to always cruise along after work when south bound on 59.

Again, I may not be much help because I am not an investor just yet but I hope this helped at least a little! Best of luck!
