Can anyone share any good areas to invest in Houston and areas to avoid? Looking for SFR Suburbs area that is accessible to downtown houston

Wanted to ask, what are the best neigborhoods to invest in Houston Tx? (Ideally a good suburbs area, that targets the average to upper middle class demographic) and close to the downtown houston

And what areas in houston to avoid? (Crime and poor neighborhoods, etc.)

I am looking to invest out of state. I have never invested before with very little knowledge. I have attended some real estate investing discussions and listened to some bigger pockets podcast.

I looked up some popular out of state locationa to invest:

Texas

Indiana

North Carolina

Florida

Ohio

I want to get started on analyzing some properties. Any thoughts on the states?
