Central FL- Great Rental Property Area or Too Late/Expensive?

Greetings seasoned investors, are there still ample deals to be had in cash flow opportunities in single family housing in the Orlando and Tampa area -- that is, ample properties that will rent for at least 1% of their cost...or is it too late? Is it too expensive of an area?
