New Investor, Renting out main house

Hello, my name is Andrew T Torres

I’ve always been interested in Real Estate Rentals but recently deeply invested myself into it.

I am single, no kids, rent a room from my sister, and currently looking for a house with a casita or something similar but I am worried about how to approach trying to rent out the main place while I live in the casita. Is that something people would be willing to do? Do I have to upfront say that the casita is already being occupied and if yes then by me? Or would it be better to reverse the roles and rent out the casita while I live in the main house.
