Best ways to come up with your first down payment on a BRRRR?

Firstly, I am fully prepared to simply save up for my first downpayment on a multiplex (looking at around the 400k range), but I have heard of other ways to come up with your first downpayment. My plan right now is to purchase a multiplex in which I will live in one unit and rent out the others. I will however have to come up with around 16k for a downpayment, and I have been told about a few ways besides outright saving up that I could do that. What are your suggestions for me as this is my first venture into real esatae investing? Thank you in advance!
