House Hacking Property Management (Alexandria,VA)

I am looking to buy my first investment property. My plan is to use a VA loan to buy a place in Alexandria,Va. Live in one room/unit and rent out the additional rooms. Then in a year or so repeat the process and rent out the entire place. I would like to find a multifamily property, but it is looking like a Town House is the best bet in this area. I have found several Town Houses with 3 masters and an additional bathroom. My primary goal is to cover my cost of living (housing) while living at the property to free up cash flow, and to have a cash flowing property when I rent the entire place out.

Currently I am trying to source a Property Manager. I am looking for a Property Manager that can help me fill the individual rooms while I am living there, but eventually manage the entire property. The issue is finding a Property manager that does just rooms. I would do it myself, but I figured it is worth paying someone to help me learn the marketing, background checking, and writing lease.

I'm open to other suggestions or ideas on filling the rooms quickly, but still would like suggestions on Property Managment in the area, so I can start building a relationship.
