Perth Australia House Hacking

I am looking for an opportunity to purchase my first home in Perth Australia with my wife and use the house hacking strategy.

Ideally, I’d like a duplex, or granny flat to rent out while also living there as my primary residence. Or, perhaps purchasing a single family home and renting out the additional rooms to university students or friends.

Has anyone on here had success with this strategy in Australia? What are some key stumbling blocks to avoid?
