Found a property on Redfin for sale for 29k.

Found a property for 29k. The Redfin estimates 43k. But I found a few properties with the same bedroom same bath fully rehabbed for 77k. Also around the same sq. So am using the bp calculator for the first time for the brrr strategy. For the arv should I put 43k or 77k?
