BRRRR Calculator Assistance

Is there anyone out there willing to walk through a real-time BRRRR calculator example, line-by-line with me, so I can see where I'm screwing this up? I have run several properties and the results are all over the map. There seems to be no consistency and I am 100% sure it's because I am doing something wrong.

Any help would be sincerely appreciated.
