Wholesale Contracts! | Let's make the best wholesaling contracts

Hey BiggerPockets crowd, I've found a couple of wholesale contracts I'll link here. There is a Purchase Agreement, titled Contract for Purchase and Sale and then an Assignment of Contract. I'm still waiting on a lawyer's approval, and I am curious what your thoughts are. The goal here is to create the best contracts that everyone is able to use openly.

What is missing? What contracts do you typically use? How do these differ?

Purchase Agreement (Contract for Purchase and Sale)

Assignment Agreement (Assignment of Contract)
