Should I keep saving

So ive saved 30k for real estate, that would buy me my first rental property, which will probably be a single family home that will probably cash flow a few hundred bucks. But I’ve been thinking if I save more maybe I could a multi family unit with more cash flow a month. What do you guys think, should I pop on a single family or just wait for something bigger
